The estate is defined by its function. There are eight full-size grass pitches and two all-weather artificial surfaces, ensuring that the weather outside has little power to halt the work inside. A large indoor hall, known as The Barn, houses a heated pitch and a swimming pool, allowing players to recover and maintain fitness regardless of the season.

The relationship between the club and this patch of land is complex. Leeds United does not own the freehold; instead, they operate under a long-term lease from a private owner. Despite the lack of ownership, the bond is deep. The ground has hosted charity events and even served as a training base during major international tournaments like the Rugby World Cup. It is a place where the pressure of the Premier League is managed away from the headlines, a sanctuary for development and recovery.
